1. Scope and operator
This policy applies to AkiyaBeacon, an English-language property discovery website operated by MARU LLC in Japan. It does not apply to municipal websites, real-estate portals, or other external services linked from AkiyaBeacon.
2. Information processed today
AkiyaBeacon currently has no user accounts, property inquiry form, or payment function. When you access the website, our hosting provider may process technical request data needed to deliver and protect the service. This can include:
- IP address and approximate network or location information;
- requested URL, including search terms entered into the site search;
- date and time of access;
- browser, device, operating-system, and user-agent information; and
- traffic, error, diagnostic, and security-event information.
If you register for morning property alerts, we process your email address, selected country, selected IANA timezone, selected Japanese prefectures, subscription and confirmation status, confirmation and unsubscribe tokens, the dates used to determine which listings are new to you, and basic delivery records. Your country and timezone are used to schedule the alert at about 8:00 in your local time. Your prefecture selection is used only to limit which newly reviewed homes appear in your alerts. We do not use these selections to infer citizenship, residency status, or a precise location.
If you contact MARU LLC through its external contact form, the information you submit is handled under the privacy terms shown on that website and is used to review and respond to your request.
3. Why this information is used
Technical information is used only as reasonably necessary to:
- deliver pages and keep the website available;
- detect abuse, attacks, and unauthorized access;
- investigate errors and improve reliability; and
- understand service performance in aggregate.
Email-alert information is used to confirm your request, prevent duplicate delivery, send newly reviewed property updates no more than once per local day, process unsubscribe requests, and investigate delivery failures or abuse. Alerts are sent only after you confirm your email address.
4. Cookies, analytics, and advertising
AkiyaBeacon uses Cloudflare Web Analytics to understand page views, visits, referral sources, device and browser categories, approximate country-level traffic, and page-performance measurements in aggregate. Cloudflare states that this service does not use cookies or collect or use visitors' personal data. Query strings are not included in Web Analytics reports.
AkiyaBeacon also uses Google Analytics 4 for basic, aggregate measurement. Google Analytics is configured with analytics storage and all advertising-related storage and signals denied. It does not read or write Google Analytics cookies on this website; instead, Google may receive limited cookieless measurements such as page views, interactions, referral information, device and browser information, approximate location derived from an IP address, and consent status. Google may use modeling to produce aggregate reports. AkiyaBeacon does not enable Google signals, advertising personalization, or user-provided advertising data.
The advertising area shown on the website is a placeholder for a future free-to-read business model; no third-party behavioral advertising or advertising cookies are currently active. Before additional analytics or advertising technology is introduced, this policy will be updated to name the provider, describe the data and purpose, and add any consent or opt-out controls required by applicable law.
5. Hosting and service providers
AkiyaBeacon is hosted on Cloudflare Workers and uses Cloudflare Web Analytics. Cloudflare may process IP addresses, routing data, page-performance measurements, and other traffic information while providing delivery, security, analytics, and diagnostic services. Processing may occur outside your country because Cloudflare operates a global network. See the Cloudflare Privacy Policy.
Google LLC processes the limited cookieless analytics measurements described above. Data may be processed in countries outside your country of residence. See the Google Privacy Policy and Google Business Data Responsibility.
Resend provides email delivery for confirmation messages and morning property alerts. Resend receives the email address, message content, and technical delivery information needed to send and monitor these messages. See the Resend Privacy Policy.
6. Sharing and sale of information
MARU LLC does not sell or rent visitor personal information. Information may be handled by contracted service providers acting for website operation, or disclosed when required by law or reasonably necessary to protect users, the service, or the rights and safety of others.
7. Retention and security
Information is retained only for as long as reasonably needed for the purposes above, legal obligations, or the resolution of security and operational issues. We use reasonable access controls and service-provider safeguards, but no online service can guarantee absolute security.
Active email-alert records are retained while the subscription remains active. When you unsubscribe, delivery stops immediately and the record is marked unsubscribed so that the request can be honored and investigated if necessary. You may contact us to request deletion, subject to legal and security retention needs.
8. Your requests
You may ask about personal information handled by MARU LLC, or request access, correction, deletion, or other action available under applicable law. We may need to confirm your identity and the scope of the request before responding.
