1. Agreement and operator
By using AkiyaBeacon, you agree to these terms. The service is operated by MARU LLC in Japan. If you do not agree, please do not use the service.
2. Informational service only
AkiyaBeacon currently provides free editorial summaries and links for property discovery. Unless a page or separate agreement expressly states otherwise, the current service is not a government service, brokerage offer, agency relationship, property sale, or transaction platform, and MARU LLC is not the seller or broker for the listing shown.
Brokerage or transaction-support services may be introduced in the future. Any such service will apply only when clearly identified and will be governed by separate terms, fees, provider information, legally required licensing, and disclosures presented before engagement. An ordinary editorial listing page does not by itself create an agency, brokerage, or contractual relationship.
3. Source and availability
The original Japanese publisher is authoritative. AkiyaBeacon does not guarantee that a property remains available or that a summary is complete, current, or error-free. Translations may simplify context or contain uncertainty. Always verify the latest price, status, eligibility, and conditions at the original source.
4. Your due diligence
Property decisions can involve title, boundaries, access, structural condition, repairs, zoning, agricultural or forestry rules, disaster risk, utilities, taxes, fees, financing, residency, and other legal requirements. You are responsible for obtaining inspections, records, translations, and advice from qualified professionals before relying on information or entering a transaction.
5. External websites and contacts
External websites are controlled by their respective operators. AkiyaBeacon does not control their content, availability, privacy practices, application procedures, or response to inquiries. A link is provided as a source or reference and does not by itself constitute an endorsement.
6. Acceptable use
You must not use AkiyaBeacon to:
- interfere with the service, bypass security, or introduce malicious code;
- collect personal information unlawfully or harass source publishers, owners, or residents;
- misrepresent AkiyaBeacon content as an official listing, professional advice, or your own original work; or
- run automated access at a volume or frequency that disrupts the service.
7. Intellectual property
AkiyaBeacon's original text, design, code, brand elements, and generated illustrations are protected by applicable intellectual-property laws. Rights in official listings, photographs, maps, and external materials remain with their respective owners. Limited quotation and linking permitted by law are not restricted by these terms.
8. Service changes and liability
The service may be changed, suspended, or discontinued without notice. To the maximum extent permitted by law, MARU LLC is not liable for losses arising from reliance on a summary, changes to a listing, an external site, a property transaction, or interruption of the service. Nothing in these terms excludes liability that cannot lawfully be excluded.
9. Changes, law, and contact
These terms may be revised as the service changes. The revised version applies from the effective date shown here. These terms are governed by the laws of Japan, and disputes are handled by a court with jurisdiction under Japanese law.
